Garage Door Repair
How diagnosis, pricing and repairs work.
We start by disconnecting the opener and testing the door by hand. Balance tells us whether we're looking at a door problem or an opener problem, and everything follows from there.
We can give you a general range once we know the symptom and door type. The firm number comes after we've seen the door, and it's always explained before work starts.
No. We show you what failed and explain what's aging so you can decide. Anything optional stays optional.
Most single-component repairs are completed in one visit. Multi-part work on an older door can take longer, and we'll tell you up front.
Category 03
Springs
The component we replace most often.
Look for a two- to three-inch gap in the coil above the door. Usually the door also won't lift, or lifts a few inches and stops.
If both are the same age, yes in most cases. The second spring shares the same wear history, and replacing both keeps the door balanced.
Cold makes steel more brittle, so a spring near the end of its cycle life often fails on the first hard freeze.
We strongly advise against it. Torsion springs store enough energy to cause serious injury, and sizing them wrong leaves the door unbalanced.
Category 04
Openers
Motors, sensors, remotes and boards.
Usually a stripped drive gear or a trolley that has disconnected from the carriage. Both are common and repairable.
Most often misaligned photo-eye sensors, or close force set too low. Occasionally an obstruction in the track.
If the gears and board are sound and parts are available, repair usually makes sense. When they aren't, we say so plainly rather than nursing it along.
Yes, including exterior keypads and smartphone control on units that support it.

Off-Track Doors
When the door leaves the channel.
Yes. The door is only partly supported and can drop. Keep people and vehicles clear and don't try to force it.
Please don't. Forcing an off-track door usually bends panels or track and can release cable tension unexpectedly.
Broken cables or springs, seized rollers, bent track, an obstruction, or contact from a vehicle.
Often not. Many off-track doors need only hardware work. If a panel is creased, we'll show you and lay out the options.

Cables
The lines that keep both sides even.
Broken strands or rust near the bottom bracket, slack loops at the drum, or a door that rises unevenly.
Yes, in nearly every case. Matching cables keep the door balanced and prevent a repeat failure on the other side.
Water at the base of the door is the usual culprit, and Georgia humidity accelerates it.
It shouldn't. A frayed cable can part without warning and take the door off track.

Rollers
The cheapest upgrade with the biggest daily payoff.
Worn rollers are the most common cause, followed by dry hinges and loose hardware.
Yes. Sealed nylon rollers are noticeably quieter and last well beyond the steel rollers most builders install.
Most two-car sectional doors use ten to twelve, two per panel edge plus the top brackets.
Lubrication helps a healthy roller. It won't save one with a seized bearing or a flat spot.
